38-Foot vs 41-Foot Detached Lots: What the Difference Means at Navera

DiGreen Homes has announced two series at Navera, on 38-foot and 41-foot lots. Three feet sounds small. In a detached home it changes the width of every room across the front. Here is how to think about it before the floor plans come out.

What the number means

The number is the lot's frontage: its width at the street. A 38' lot is 38 feet wide and a 41' lot is 41 feet wide. The house is narrower than the lot, because the zoning by-law requires a side yard on each side.

Frontage is the main driver of a detached home's price in a new community. Land is sold to builders by the front foot, so a wider lot costs more before a single wall goes up.

What a wider lot changes

  • Room widths. The extra feet go into the rooms across the front and back of the house: the dining room, the great room, the primary bedroom.
  • The front elevation. A wider front leaves more room beside the garage for a front door, a porch and a front-facing room.
  • Bedroom count and layout. Wider plans more easily fit four or five bedrooms upstairs, or a main-floor office.
  • The yard. A wider lot gives a wider backyard at the same depth.
  • Price and property tax. Both follow lot width and house size.

What does not depend on width alone

Depth matters as much as width. Two 38' lots can have very different backyards. Ask for the lot depth and the lot area, not only the frontage.

Lot position matters too. Corner lots have more side windows and a bigger side yard, and more sidewalk to clear in winter. Lots that back onto a park, a pond or open space usually carry a premium.

Questions to ask when the plans come out

  1. What is the lot depth and area for each lot I am considering?
  2. Is the garage a full double on both series, and how many cars fit on the driveway?
  3. What is the price difference between the same-sized plan on a 38' and a 41' lot?
  4. Which lots carry a premium, and how much?
  5. Is there a side door or a separate entrance to the basement, and does the lot's grading allow one?
  6. What is behind and beside the lot: another home, a road, a park, a pond?

How to choose

If the budget is firm at the starting price, the 38' series is likely where to look. If you need a fifth bedroom, a main-floor office or room for parents, compare the 41' plans first. Either way, choose the lot and the plan together: a well-placed 38' lot can be a better home than a poorly placed 41'.
