Navera prices: starting from $999,999

DiGreen Homes has announced a starting price of $999,999 for the detached homes at Navera. That is the lowest price in the community. The price of each model depends on the lot width, the floor plan, the elevation and the lot itself, and the builder has not yet published that breakdown.

Navera floor plans

The Navera floor plans are not public yet. The builder has said registered buyers will get a first look at the plans, along with pricing and release information, before the public launch. Square footage, bedroom counts and model names will be added to this page once they are released.

What is not announced yet

• Full price list by model, elevation and lot
• Lot premiums for corner, deeper or backing-onto-green lots
• Deposit schedule and how it is spread out
• Tentative closing dates
• Launch incentives, if the builder offers any
• Included features and finishes

Costs to plan for beyond the price

The purchase price is only part of what a pre-construction home costs. Before you sign, ask for these in writing:

• Closing adjustments. Builders add charges on closing for items such as utility connections, the Tarion enrolment fee and development levies. Ask whether they are capped.
• HST. Ask how the price treats HST and any new-home rebate, and what happens if you do not move in yourself.
• Land transfer tax and legal fees on closing.
• Upgrades. Model-home finishes are often upgrades, not standard.
